To date, PIRHL has developed 65+ properties, 6500 units of real estate (including both new and renovation), serving the Midwest, Mid-Atlantic, Northeast and Southeast regions of the U.S.PIRHL's Mission: We bend the forces of the universe to create transformational, affordable and sustainable communities that help stabilize the lives of our residents.Position Overview:The Construction Project Manager is responsible for ensuring the budget, schedule, quality, operation and safety of PIRHL's multifamily construction projects and to collaborate closely with the VP of Project Management.Core Responsibilities:Implement and manage policies and procedures for project managers on each projectCollaborate with development counterpart on all projectsBuild relationships with owners, agencies, and other project ownership interests to establish trust and confidenceHold monthly job cost reviews with the VP of Project Management to ensure progress against buyout and submission of final reports to the PresidentResponsible for the administration and management of the buyout processAdminister semi-monthly project site owner, architect and contractor meetingsPerform monthly site safety inspections for each projectAdminister quality assurance and quality control programs in conjunction with superintendents and subcontractorsGenerate and manage subcontract contract documentsResponsible for problem solving and interacting with subcontractors dailyMaintain change management process which includes pricing for owner, issuing change orders to sub-contractor's as well as owner contractsEnsure monthly project budget and cost reports are maintained and submitted on timeResponsible for accurate monthly schedule updates and is responsible for presenting the updates at OAC meetingsGenerate and submit monthly owner drawsAdminister all terms and conditions of the subcontract agreement as required based on the progression of workReview plan and specifications for completeness and coordinationWork with procurement to produce subcontract scopesWork with procurement to ensure PDM is maintained through procurementGenerate and review general conditions budgetReview and approve monthly subcontractor and vendor drawsPlan for the execution of construction including the development of a site logistics plan prior to the project startEnsure that change orders are effectively managed through PIRHL's construction management softwareCollaborate with the construction services team to understand project estimatesPrepare and administer RFI's and submittals and manage the flow of information to all stakeholdersAlways represent the company in a professional mannerSupervisory responsibilities of the position:Provide guidance to and with field construction management staffProvide guidance to and with project trade partnersFinancial responsibilities of the position:Monitors, guides and has full control and responsibility of all project financial balance sheetsReports the fiscal status of the project on a daily, weekly and monthly bases to both internal and external project stake holdersPrepares all project AIA financial documentsWorks directly with the corporate accounting department to ensure the accurate and timely management of project financial assetsPhysical Working Conditions:Corporate office environment with minimal exhortationConstruction operations site with moderate exhortationQualifications:4-year degree in Construction Management, Engineering or equivalent is preferred, or a combination of education and operational experienceMinimum of 3 years of experience, with preference of 5 years or more with coordinating construction of mid-large residential projectsWell versed in project management methodologies and proceduresProven background in residential wood frame on site construction project managementKnowledge of OSHA safety and compliance standardsFamiliar with bonding capacity for payment, performance, subdivision-improvement and other bondsKnowledge of federal reporting processes including Davis-Bacon, MBE, WBE, Section 3.Valid state driver's licenseRequired Skills:At least 3 years of wood frame on site construction project management experienceExperience in managing projects with total value of up to $4,000,000.00Strong working knowledge of Microsoft Excel and all Microsoft Office Suite ProductsStrong knowledge of project scheduling software programs such as Microsoft Project or PS-6Experience with project management platforms such as ProCoreExperience with process management and improvementExperience reading construction documents that include design and layoutExcellent verbal and written communication skillsCoordinate a team of professionals of various disciplines to achieve best resultsProfessionally and positively interact with subordinates, peers, and superiors to achieve maximum financial and schedule goals of the project"Can Do"-- -
