Position SummaryAssist supervisor and performs activities associated with the general maintenance of the Van Aken District. This may include repairing and maintaining machinery and mechanical equipment, general to advance mechanical maintenance, interior maintenance, grounds maintenance, general to advanced plumbing, general to advanced carpentry, and/or housekeeping.
Essential Job Functions

• Performs duties to maintain the cleanliness of the interior and exterior of the property. This may include cleaning halls, lobbies, restrooms, market hall area, stairways, shampooing carpets, pressure washing surfaces, and rubbish disposal and removal.
  
  • Performs work to repair and maintain mechanical equipment, including heating and air conditioning. Diagnose problems. Disassembles units, cleans, lubricates, repairs, and replaces parts
    
    • Performs basic maintenance functions. This may include replacing light bulbs and air filters, caulking, plumbing maintenance, lock repair, and other duties using hand tools.
      
      • Maintains property grounds and common areas by performing general clean-up including but not limited to debris pickup, rubbish removal, watering, power washing, rakes leaves and other yard debris; cutting grass, remove weeds, remove litter, and snow removal.
        
        • Performs or assigns routine to difficult carpentry duties, including installation of new doors and installation or repairs of doorjambs, moldings, hinges, door closers, locks, knobs, etc. Also, may include drywall or plaster repair and painting duties.
          
          • Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring and power circuits, replaces faulty switches, replaces faulty lamps and ballasts.
            
            • Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucet, assemblies and replacement of washers, repairs or replacement pipes, repair of fountains, etc.
              
              • Interface with contractors and vendors. Depending on property needs, creates written specifications and secures bids for services in accordance with established bid process. Solicits bids, negotiates with vendors for goods and services.
                
                • Performs or assigns preventive maintenance duties.
                  
                  • Other duties as assigned by Maintenance Supervisor and/or General Manager.
                    
                    ContactsWorks under the directions of the General Manager and/or Maintenance Supervisor.
                    EducationRequires a high school diploma, GED (General Educational Development), or equivalent. Valid state driver's license.
                    ExperienceIn addition to the education outlined above, at least three years prior experience working on a commercial or multi-unit residential property.
                    --- Other QualificationsRequires a self-motivated, team-player with excellent communication and interpersonal skills when working with community associates, tenants and residents. Must be neat, meticulous and pay attention to regulations and details when completing tasks. This position requires a flexible work schedule including over-time, nights, weekends, and on-call.
