Job Description:
A Project Manager / Estimator is responsible for various
functions including, but not limited to:
Establish, track and manage project
schedulePrepare site safety and security including permitsMake a
detailed list of Subcontracts and Purchase Orders along with
contacts for Superintendents prior to the start of the jobPrepare,
review and return submittalsAssemble job cost codes for projects
and regularly updatePrepare monthly detailed Payment Requisitions
for submission to ownersNegotiate, close, and coordinate all Extra
Work Orders and COR's for changes in project scopePerform project
close-out activities such as punch list coordination, furnishing
as-built drawings, providing O & M manuals, and compiling final
estimate/retainer billingMaintain historical job cost for use when
estimatingSignificant financial implications in a variety of areas,
such as job cost versus the estimated costResponsible for ensuring
that the company maintains a profit margin on the job
Prepare monthly job cost/profit
projectionsVerify accounting reports for accuracy at the end of
each monthPrepare competitive job estimates by interpreting
drawings and bid documents and performing takeoffs for labor,
equipment, and materialsReview estimated productions with
superintendents to finalize the bidAptitude/Abilities/Skills:
High School Diploma or equivalent is
required and an Associates or Bachelor's degree in a related field
is preferredMust have strong organizational skillsAt least 5 years
of experience working primarily in the management of large
commercial construction projectsStrong project computer systems
experience requiredMust be able to effectively communicate verbally
with employees, external vendors, owners, and general
contractorsMust make constant important decisions about the job
itself, various costs, scheduling and planningOvertime may be
necessary during peak timesSelf-starter with the ability to work
